The FM Manager has to look after multiple clients and sites across Qatar
To attend all the meetings with vendors/OEMs on issues pertaining to various equipment’s installed at premises and resolve. Liaise and follow up with client for common services like Electricity, DGs, Water supplies, Elevators and faade.
Liaise and follow up with client for required electrical outages/shutdown for conducting PPM as per schedule.
To insure that all the PPM schedules completed are entered in the PPM tracker.
To ensure that the maintenance work is done on equipments as per laid down procedures in maintenance manual with the help of Facility Engineer/technicians.
Review of electromechanical services on a monthly basis (self-assessment procedures)
Ensure all safety guidelines/requirements are met by team members/vendors.
Coordinate with the OEMs and Project Contractors for rectifications of defects in the system
Co-ordinate with the OEMs for service obligations.
Understanding the defect liability arrangement with the suppliers (in consultation with Client / Facility Manager of the equipment and co-coordinating all issues covered under defect liability with the vendor.
Review all checklists / log sheets on a daily basis to ensure smooth operations.
Innovate, suggest and implement basic energy conservation techniques.
Periodically check / amend checklists, operation steps, spare parts consumption analysis.
Review with Operations Manager Client about various maintenance issues & improvement of the building system
Prepare/review with Client monthly basis MMR Reports.
Preparation of leave forecast of employee and ensure that we do not fall short of staff for facilities day to day activity. Same needs to be approved from client.
Inspect and coordinate with Plant vendor for replacement if needed.
To ensure that all staff works as a team to produce desired results.
Analyze/Recommend solutions on complaint analysis.
Prepare monthly MMR Reports and other Reports.
Overall in charge of the CLIENT premises. ( Technical)
Report to Manager – Operations (Client) in the event of any major/minor breakdown which would adversely impact CLIENT business operations.
Periodical round with Facility Engineer for the building inspection and modification of systems/procedures
To ensure proper cleaning, dusting, wiping of Electrical rooms, UPS room, AHU room, lift room, Transformer yard.
Implementing all procedures at site.
Conduct periodical training and performance evaluation program.
Reviews of the system on a monthly basis to add value on service level
Day to day pest control activities.
Liaison with Local Authorities:
Co-ordination with local authorities (municipality, Fire Brigade, Police, Electricity supplier) in consultation with Operations-Manager & CLIENT for the respective site.
